How the math works

  • FHA: 3.5% down at 580 and up, 10% down from 500 to 579. Housing up to 46.9% of gross income and housing plus debts up to 56.9%, the limits automated approval allows. 1.75% upfront MIP is added to the loan; annual MIP is 0.55% above 95% loan-to-value and 0.50% at or below. FHA 100% financing covers the 3.5% down with a down payment assistance second loan.
  • Conventional: 620 and up, 3% down on a single-family home and 5% on 2 to 4 units, total debts up to 50%. Mortgage insurance above 80% loan-to-value runs from about 1.50% a year near 620 down to 0.46% at 760 and up.
  • VA: $0 down. The funding fee (2.15% first use, 1.50% at 5% down, 1.25% at 10% down) is added to the loan. VA wants a set amount left each month for your family size; above 41% total debt, it wants 20% more. No loan limit with full entitlement.
  • USDA: $0 down on single-family homes in eligible rural areas. 29% housing, 41% total. 1.00% upfront fee added to the loan, 0.35% a year.
  • Co-signers: a co-signer's income and debts count with yours on FHA and Conventional loans. Non-taxable income such as SSI is grossed up 15% for FHA and 25% for Conventional. FHA with a co-signer on 2 to 4 units needs 25% down; Conventional with a co-signer needs 5% down.
  • 2 to 4 units: you live in one unit, and 75% of the other units' rent counts as income. On a triplex or fourplex, FHA also wants 75% of all the units' rent to cover the full payment, plus 3 months of payments in reserve. Conventional and VA want 6 months in reserve. USDA doesn't finance 2 to 4 units.
  • Loan limits: each county's FHA and conforming limits for the property's unit count, for the current year. Look up any county with HUD, Fannie Mae or the VA.
  • Debts: cards with no payment listed use 5% of the balance. A $0 student loan payment counts as 0.5% of the balance for FHA and USDA, 1% for Conventional, and 5% a year for VA.
  • DSCR: total monthly rent divided by principal, interest, taxes, insurance and HOA. 100% of the rent counts. AAA finances down to a 0.75 ratio.
Short answerAt a 5.75% rate in Broward County, a $2,200 monthly rent equals the full payment on an FHA home of about $275,300 with 3.5% down, including taxes, insurance and mortgage insurance. Over five years that rent totals $132,000, while the same mortgage payment pays down about $19,560 of loan principal.

What to enter

Type in your monthly rent. Pick your county so the property tax estimate matches where you'd buy. Leave the rate at the 5.75% opening rate or enter the one you've been quoted.

Then add your gross monthly income and your monthly debt payments. The first two results (the price and the five-year comparison) need only the rent. The third result, whether you qualify, needs your income and debts.

Running the payment in reverse

The calculator runs the FHA payment in reverse. It starts with your rent as the target payment and solves for the price that produces it.

For FHA with 3.5% down, the full payment has five pieces:

  • Principal and interest on 96.5% of the price, plus the 1.75% upfront mortgage insurance premium (UFMIP) added to the loan
  • Monthly mortgage insurance (MIP) at 0.55% a year of the base loan
  • Property taxes, about 0.95% of the price a year in Broward
  • Homeowners insurance, about $283 a month as a Florida starting point
  • HOA dues, if any

The five-year comparison is plain arithmetic on one side and an amortization schedule on the other. Rent paid is your rent times 60. Loan paid down is the starting loan balance minus the balance after 60 payments.

The qualifying check uses FHA's limits: the house payment can be up to 46.9% of gross monthly income, and the house payment plus other debts up to 56.9%.

What $2,200 a month in rent buys

At 5.75% in Broward, a $2,200 payment breaks down like this:

Piece of the paymentMonthly
Principal and interest$1,577.32
Mortgage insurance$121.75
Property taxes$217.92
Homeowners insurance$283.00
Total$2,200.00

That payment matches an FHA price of about $275,300. The base loan is $265,638.77, and the loan with UFMIP is $270,287.45.

Over five years, $2,200 a month in rent adds up to $132,000. The same $2,200 a month on the mortgage pays the loan down from $270,287.45 to $250,724.55. That's $19,562.90 of principal, and it's yours whether you sell or stay. Any rise in the home's value comes on top of that.

Now check the qualifying side. With $300 a month in other debts, FHA needs $4,690.83 a month in income for the $2,200 housing payment (46.9%). The total ratio would need only $4,393.67, so the housing ratio sets the bar. A renter earning $4,700 a month or more qualifies at this price.

The 3.5% down payment is $9,634.57. With FHA 100% financing, a down payment assistance second covers it, and that renter can buy without saving the down payment first.

Where to go from here

If the price fits the neighborhoods you want, run it through the price check on a real listing. If your income comes up short, the co-signer calculator shows how a parent or grandparent can close the gap without going on the title. If the numbers say you could own for what you're paying now, the next step is a conversation. Call AAA Capital Funding at 888-601-8344 and we'll run your rent, income and savings through the real programs with you.

Common questions

How much house can I buy for what I pay in rent?
At 5.75% in Broward, a $2,200 rent matches the full FHA payment on about a $275,300 home with 3.5% down. Each $100 of rent above or below that moves the price by about $14,000.
Is it cheaper to rent or buy in Florida?
When the full house payment matches your rent, owning costs the same each month and part of every payment goes to principal you keep. In the $275,300 example, about $19,560 of the first five years of payments goes to principal.
Do I need a down payment to buy instead of renting?
FHA needs 3.5% down, and FHA 100% financing covers that 3.5% with a down payment assistance second. VA and USDA are $0 down for eligible buyers. Closing costs can be paid by the seller up to the program's cap.
Does my rent history help me qualify?
Lenders look at on-time rent as part of your credit picture. The rent you're leaving doesn't count as a debt once you buy, so your ratios are figured on the new house payment.
