What you'll hear about
New loan limits each year
FHA and conforming loan limits reset every January. When the new figures come out, we rerun your saved numbers against your county's new limits and tell you whether your top price moved on each program. This matters most for buyers looking near the current limit and for anyone shopping 2 to 4 units.
Rate moves you choose
Pick a rate you want to hear about. When rates reach it, you get an email with your new highest price. For scale, a buyer earning $5,000 a month with modest debts tops out at about $296,100 on FHA in Broward at 5.75%. At 5.25%, the same income supports about $309,800, roughly $13,700 more house.
Program changes
When an agency changes a rule the calculators use, like a mortgage insurance premium, a funding fee or how student loans are counted, we recalculate and tell you what it means for your price in dollars.
What an alert looks like
Each alert shows your old top price, your new one and the reason it changed, program by program. If FHA moved and Conventional didn't, you'll see that too. A link takes you back to the calculator with your numbers already filled in, so you can adjust anything that's changed on your end, like a raise or a paid-off car.
How to sign up
Run the main affordability calculator first so your income, debts, cash and county are saved. Then enter your email in the form below and choose the alerts you want. You can update your numbers or turn alerts off from any email.
When an alert moves your numbers the right way and you want to talk it over, call AAA Capital Funding at 888-601-8344.
